Real estate & property management

Your next listings are already in your database.

Most agencies have hundreds of past appraisal requests and old contacts nobody has followed up. I build the system that messages them in your name, finds who's ready to sell, and books them into your calendar. For property managers, I take the chasing out of new managements, maintenance and reminders.

You do the appraisal, the pricing and the selling. The system finds who's ready.

What's sitting in your database?

Put in your own numbers. Be conservative. Even small percentages of an old database add up quickly.

in potential commission from one campaign

Your numbers, your estimates. This is a rough guide to talk through, not a promise.

    Talk through your numbers

    The systems.

Start with the campaign. Add the parts that fit your office.

Database reactivationSales · one campaign, fixed price

Old appraisal requests, past buyers and past clients get a friendly message in your agency's name. Anyone ready to sell is booked into your calendar, anyone who says “not yet” goes into follow-ups, and you get a report of who said what.

    Appraisal catcherSales · ongoing

New appraisal requests from your website or the portals get a reply within a minute and a booking link. People who aren't ready get a light check-in every couple of months, so they come back to you.

    New management onboardingProperty management

Owners get one link to fill in their details and upload documents. Everything is filed, anything missing is chased automatically, and the record lands in your CRM complete.

    Maintenance requestsProperty management

Tenants send a request with photos. It's sorted by urgency, sent to the right tradie and logged, so it doesn't sit in someone's inbox.

    Reminders that run themselvesProperty management

Routine inspection notices, lease renewal prompts and rent reminders go out on schedule, with replies sorted back to the right person.

    How it goes.

Most of the work is mine. Yours is telling me how things run and approving the messages.

    1

A quick look at how you work

Where enquiries and bookings come in, what software you use, and where things slip. If there's nothing worth building, I'll tell you before you spend anything.

    2

    Messages written with you

Everything goes out in your business's name and sounds like you. You approve every word, and every message has an easy opt-out.

    3

    Built and tested

Connected to what you already use and tested on real cases before a customer ever sees it.

    4

    Handed over and looked after

You get a plain summary of what's running. If something breaks or needs changing, you text me.

    What I don't do.

I don't value properties, I don't negotiate, and I don't take a cut of any sale. The appraisal, the price and the selling are yours.

I'm paid for building and running the system, not for the sale. That keeps it simple for both of us.

    Questions people ask.

    Is this spam?

No. Messages only go to people who already have a relationship with your agency, they're sent in your name, and every one includes an easy way to opt out. Opt-outs are removed straight away.

    Which CRM do I need?

If your CRM or property management software can export contacts, we can work with it. I'll check what yours can do on the first call.

Who do the messages come from?

Your agency. Your name, your number or email, your voice. The system sits in the background.

    What does it cost?

The reactivation campaign is a fixed price based on the size of your database. Ongoing systems are a monthly fee with no lock-in. You'll get real numbers on the call.

    What if nobody replies?

Then you've found out your database is cold for a fixed fee, and I'll tell you what I think the reason is.
